  • Power: Electric service from Yellowstone Valley Electric Cooperative is available at the lot line.
  • Water: Each lot uses a cistern for water storage. Local water delivery is available, or you can haul water yourself.
  • Septic: Each lot requires an individual septic system. Permitting has already been completed, making the installation process easier for buyers.
  • Gas: Natural gas from Northwestern Energy is available in the subdivision.

Chickens are allowed, but no roosters. Other livestock (such as goats, pigs, or cows) is not permitted.

No, there is no HOA established.

Yes, you can build a shop as long as it meets the subdivision’s size and placement guidelines. These structures must complement the primary residence and comply with any applicable square footage or height restrictions outlined in the CCRs.

We allow a wide range of home styles to give owners flexibility, including traditional custom homes, barndominiums, and modular homes. All homes must meet a minimum living space of 2,200 square feet and comply with the subdivision’s design and construction standards outlined in the CCRs.

New modular homes are allowed and welcomed, as long as they meet the subdivision’s minimum square footage and design standards. However, manufactured homes (also known as mobile homes) are not permitted.

Yes, all roads within the subdivision are paved, with paved access all the way from Billings.

No, short-term rentals (such as Airbnb or VRBO) are not permitted. Rentals must be for a minimum duration of 30 days.

Yes, you can choose your own builder, but we do have a list of preferred builders. If you wish to use a builder not on the list, any deviations must be approved.
